Mesquite Canyon built by Shea Homes at Sonoran Mountain Ranch is a new home community on the north side of Peoria. The surrounding landscape and mountain views are quite beautiful and you are far enough away from the congestion of the city, but still close enough that it isn't inconvenient.

The area of town is expanding rapidly, and should be a good financial investment over the long run.

Located near 67th Avenue about three to four miles north of Happy Valley Road.
There are approximately 190 lots in the development.
There is a home owners association.
The prices range from approximately $260,000s - $340,000s.
The homes range in size from 1,914 - 2,952 square feet.

School Information

Families with school age children living in Mesquite Canyon are in the Deer Valley Unified School District.

The links below will take you to the individual school's report card which indicates its status under the federal No Child Left Behind Act. Basically these reports can be used as a high level overview as to whether the entire school is performing well or not. Historically the Deer Valley and Peoria Unified Schools Districts have been top performers.

Mesquite Canyon at Sonoran Mountain Ranch Features

Don't get me wrong Shea does offer nice standard features at this Sonoran Mountain Ranch new home development, but not many that stand out as being extraordinary or different than other new home communities.

One item is that there is no linoleum flooring in the home. All laundry, bath, and kitchen areas come with ceramic tile.

Shea also mentions that they have fire sprinklers in their homes. That is a nice safety feature and should allow for a reduction in your home's insurance costs.

I have toured these Sonoran Mountain Ranch new homes a few times now. All of the links below will open a new window which contains the floor plans.

The Antigua - is a single-story 2,063 square feet home. It has four bedrooms, two baths, a great room, dining room, spacious kitchen, and 2-car garage. You have the option of turning this into a three bedroom home with a master retreat as well. The home starts in the low $270,000s. The St. Croix - is a single-story 2,097 square foot home. It has two baths and three bedrooms. You have the option of including either a fourth bedroom, a den, or a master retreat as part of the floor plan. There is a 2-car garage and separate living, family, and dining rooms. This home starts in the mid $270,000s.

The Cayman - is a two-story 2,102 square foot home. There are three bedrooms and 2 baths. There is a loft upstairs that could be turned into a fourth bedroom or a master bedroom retreat. The home has a three car tandem garage, but the great room could be extended and then the garage would be a two car garage. The starting price is in the low $280,000s. The Belize - has three bedrooms and has between three and five bedrooms depending on your choices. The three car tandem garage can be turned into a two car garage with a bedroom. Upstairs the loft can be either a den (silly since there is a den downstairs already) or another bedroom as well. This home has a great room as well as a dining room. It is 2,418 square feet and starts right around $300,000.

The Martinique - is a single-story 1,941 square foot home. The garage area in this home is unique. It is a two car garage, but has a very large area for a shop. The shop could also be optioned into a den or bedroom, but it would feel very disconnected from the rest of the home. This home has three or four bedrooms and two baths. This home starts in the high $260,000s. The Tortola - is two-story 2,491 square feet. It has three bedrooms and two baths. The upstairs only has a loft and storage space. You are able to option it into a fourth bedroom with a bathroom. There is also a great room and a nook. The home starts in the low $310,000s

The St. Lucia - is the largest home here at 2,952 square feet. It is a two-story home with four bedrooms and three baths. There are a number of options with the upstairs loft. It could be a large game room, a fifth bedroom, or a den. This home starts very near $350,000.

The Sonoran Mountain Ranch new homes built By Shea are nice. Nothing jumps out at me as fantastic or superb, but also nothing jumps out as bad either. This Sonoran Mountain Ranch new home development is very typical of the other homes in the area. The standard features are basically the same as any other average new home. That is why I say this development is nice.
